Welcome Homeowners!

By choosing to purchase in our community, you have become a member of the Cross Link Trace Homeowners Association. Our community was developed by Haywood & Associates in conjunction with KHovanian Homes in 1999. Many of the original homeowners still reside in our community today, and we are happy to maintain a respectful, closely-knit community that fosters a safe and enjoyable place for us all to call home.

Since the development of the community in 1999, our CC&RÅ› has remained intact and applicable as recorded by the Wake County Register of Deeds. Article II of the CC&RÅ› indicate the following;

Any person or entity who is a recorded owner of a fee or undivided fee interest in any lot is a member.

No owner shall have more than one membership
-
Board makes reasonable rules relating to the proof of ownership of a Lot.

All homeowners are required to pay nominal HOA Assessments quarterly as outlined on our CC&R. These assessments assist in the upkeep of our common areas. All homeowners should make these payments timely to avoid their voting rights becoming inactive should their account become delinquent by 30/days.

PAYMENT OF ASSESSMENTS

Quarterly statements will not be issued to accounts with zero-dollar balances or accounts in collections or referred to our attorney as a final notice was provided.
​
Our Association has nominal dues in the amount of $120.00 annually, which may be paid annually on January 1st or quarterly and are due the 1st day of each quarter in the amount of $30.00. The annual assessment is used exclusively for promoting the recreation, health, safety, and welfare of the residents, enforcing the CC&RÅ›, maintenance of the common areas, buffer areas, and landscape easement areas.

Article VI in the CC&RÅ› states that owners of any Lot by acceptance of a deed, whether or not it shall be so expressed in any such deed or other conveyance, is deemed to covenant and agree to pay to the Association;

Annual assessment or charges which are common expenses; and

Special assessment for capital improvements

Pursuant to Article VI, Section 8. Effect of Nonpayment of Assessments. If the assessment or portion thereof is not paid within thirty (30) days after the due date, the same shall bear interest from the date of delinquency at a rate of nine percent. The Association may bring action against the Owner to pay the same, and interest, cost, late payment charges and reasonable attorney fees...The HOA charges late payment charges/fees in accordance with N.C. Gen. Stat. § 47F-3-102 which authorize HOA's to impose reasonable charges for late payment of assessments, not to exceed the greater of twenty dollars ($20.00) per month or ten percent (10%) of any assessment installment unpaid.​​​​

​PAYMENT INQUIRIES​

All financial/statement inquiries should be communicated using the online form below. This form will be received by the HOA Treasurer for review and escalated to the Board when necessary. Prior to your inquiry submission, please review important procedural information below.

Please be advised, if your account is delinquent and a partial payment is made, payment will be first applied in the sequence of delinquency before being applied to any current assessments or fees.
​
There is a $100.00 fee associated with the request for the preparation of a statement of unpaid assessments (N.C. Gen. Stat. § 47F-3-102). This fee must be paid in advance of statement preparation.
Inquiries/Requests submitted more than 15 days from receipt of a 15/day Notice must be resolved via our attorney of record through direct communication and settlement and should not be forwarded using this online form.

Effective Dec. 1st, 2022, Financial Management for the HOA was terminated with CSM (Clark Simpson Miller)
A notice was sent to all homeowners outlining the return to making payments directly to the HOA PO Box listed above. All financial payment inquiries associated with payments made between March 1st, 2021, and December 13th 2022 should be forwarded via email to CSM at support@csmhoa.com
